Many of our customers want to customize their own home and choose to modify our
plans. To respond to your needs, we have our own residential building designer
who, along with his staff, performs this modification work for our customers.
While you may choose to have your builder make your modifications or hire
someone locally to do them, we’re glad to facilitate the process.
How Our Modification Service Works -
To get your free modification estimate within two business
days, follow these easy steps:

Find the plan that you wish to modify either online or in
our magazine. |

2. |
|
Click on the Modify Plan button located on every house plan
page on our website

Complete the form, giving clear instructions outlining the
changes you would prefer. |
|
|
|
You can use this alternative method, which may expedite the
quoting process:

|
Print out the floor plan (or make a sketch of it). |
|
|
2. |
|
Draw your proposed changes directly on the floor plan and
write a matching description of those changes. |
|
|
3. |
|
Fax the drawings and description of your changes to us at

Within two 12 working days, you will receive a phone call outlining the costs
involved to customize your design and an explanation of the next steps necessary
to get the modified plans into your hands. You’ll also receive a detailed email
summarizing the modification estimate.
Modification Do’s and Don’ts
Common modification requests include:

Altering the type of foundation. |
|
|
2. |
|
Enlarging or adding a garage or changing the garage entry. |
|
|
3. |
|
Adding to or reducing the size of one or more rooms (those
on the extremities of the home design are the most cost-efficient). |
|
|
4. |
|
Adding or removing a fireplace (can be done by your
builder). |
|
|
5. |
|
Reconfiguring a bathroom or kitchen. |
|
|
6. |
|
Altering the exterior building material (can be done by
your builder). |
|
|
7. |
|
Changing exterior walls from 2”x4” to 2”x6”. |
Services not offered by our designer include:

1. |
|
Drawing the plans in reverse (modifications are always
drawn to match the basic set). |
|
|
2. |
|
Drawing modifications for local codes or structural design. |
|
|
3. |
|
Detailed electrical, plumbing, or heating and cooling plans
(these are referred to as mechanicals). |

4. |
|
Drawing site plot plans or existing grade conditions. |
|
|
5. |
|
Combining an elevation from one plan and a floor plan from
another, or vice versa. |
Next Steps
If you approve of our modification estimate and want to
purchase the plan, you will be charged for both the modification and the
reproducible set of plans. Since all of our plans are protected by copyright
law, purchasing a reproducible set is the only way to release our designer to
alter the plan and to allow you to make additional copies once the work has been
completed.
Your first draft of the modification will be submitted to
you within four weeks of the receipt of the reproducible. You will receive up to
two drafts to ensure that your changes have been made. Items added after the
first draft that were not in the original request will initiate an extra charge.
If more changes are required, they will be billed an extra charge. You will be
advised in advance of any such charges.
Modifications will appear on a separate sheet with changes
noted, referring you to the main sheet for details. All modifications are made
to meet national building codes. They cannot be done for specific state
regulations, and we cannot guarantee that they will meet local building codes.
You may be required to have a local architect, designer, or engineer review the
plans to comply with local or state requirements.
Time and cost estimates are valid for ninety days.
